Are there any pet deposits, fees, or monthly pet rent?
We require a $250 nonrefundable pet fee. Pet Rent is $25 per pet.
How do I report maintenance requests that needs to be completed in my home?
You may submit a request via the Residents tab of our website or you may call the leasing office. Our answering service is available 24/7 for emergency requests.
Can I pay my rent after hours?
You may use our online rent payment system via our website to pay your rent after hours. Once you have signed up for automatic ACH from a checking account, there is no fee!
Is there insurance coverage in the event of a fire, theft, or natural cause? Does my lease provide coverage for my belongings?
We require that our residents carry renters insurance and we will happily provide coverage for you. Have your own preferred renter’s insurance company? Just let us know--the insurance provider is up to you, however, we require that Parcside Townhomes be listed as an ‘interested party’ on the policy and that the policy be at least $100,000 liability coverage. This will protect the community in the event of damage in your apartment that is deemed to be the fault of the resident.
What are your application requirements?
Do you have cable services?
Yes, each home is pre-wired for cable services. The provider information can be obtained in the leasing office.
What methods can I use to pay my rent?
You may pay your rent by check, certified funds, or money orders. We also offer online rent payments via our website. Once you have signed up for automatic ACH from a checking account, there is no fee!
When is my rent payment due? What day do late fees charge to my account?
Rent is due on the (1st) first of every month. Rent is considered late on the 2nd. However, late fees will be accessed at the start of business on the 4th.
What lease terms do you offer? Is there a premium for a short-term lease?
We typically offer 6- to 16-month lease terms. There are small premiums for short-term leases. Availability varies by month; contact the leasing office for more information.
What kind of events do you have at Parcside?
We take pride in being able to offer wonderful and exciting events for our residents. Management frequently posts resident activities on our Facebook page (https://www.facebook.com/ParcsideCS/) and provides a monthly calendar of events. Please opt-in for notifications to ensure you don’t miss a great event!
Will you accept package deliveries for me?
Yes, we will accept your packages in the leasing office as a courtesy to you. If your package requires a signature, we will need WRITTEN permission prior to the delivery.
Where in the community is WiFi available?
Yes, WiFi is availble throughout the community.
I am planning on having a long-term guest. Is this a violation of the lease?
A guest may stay for up to three consecutive days. If you anticipate a guest staying longer, please notify management so we can document it in your resident file. This is for the safety of you and the other residents of the community.
Do you accept Section 8?
If I get a job transfer, will I be allowed to break my lease?
Contact the Property Manager for specific details on your situation. However, we utilize the National Apartment Association Lease Contract which does not provide a provision for a job transfer. The only exception is for military service.
Is my security deposit 100% refundable?
Security deposits are refunable upon the completion of your lease and an inspection of your apartment.
How many pets may I have?
We allow up to 2 pets per home.
What types of pets do you allow? Do you permit exotic animals?
All cats and dogs 90 lbs. and under are welcome; no aggressive breeds or hybrid breeds are allowed. A pet interview may be conducted at management's discretion. Exotic pets are not permitted.

I agree that such calls or messages may be placed with an automatic telephone dialing system and/or an artificial or prerecorded voice. I understand that I am not required to sign or enter into this agreement as a condition of leasing any property or purchasing any goods, or services. I understand if I do not wish to authorize telephone calls or text messages to the telephone number(s) I have provided, I am not required to complete this electronic form and may instead contact the property manager and complete a paper application. I further warrant that I am the subscriber for any wireless number that I have provided, or am the customary user of such wireless number, and agree to promptly notify the property manager if service for any wireless number provided by me is cancelled, or if my wireless number changes.
